Land and acreage
Buying land in Northern Utah
Land does not trade like a house. The water, the septic, the access, and the tax status are each their own question, and none of them show up in listing photos. I grew up farming in Box Elder County before I sold real estate, so these are the things I check.

Start with whichever question you have
Each one covers what to ask, who to ask, and what goes wrong when nobody does.
Water shares and irrigation
On a lot of ground around here, the water matters more than the dirt. It is also the part most likely to be misunderstood in a listing.
Read the guide →Greenbelt and the rollback tax
Greenbelt is the single most expensive thing people miss on ag ground here, and it usually gets missed because the property looks like a bargain right up until it isn't.
Read the guide →Building lots, wells, and septic
A lot that is cheap per acre and a lot you can actually build on are two different things. The gap between them is usually utilities, soil, and which office issues the permit.
Read the guide →Horse property and small acreage
Small acreage is the most common thing people ask me for around here. It is also where the listing photos and the zoning ordinance most often disagree.
Read the guide →Farm and ag ground
Working ground is a business, and it trades like one. What comes with it is negotiated line by line, and almost none of it is assumed.
Read the guide →Buying land in Box Elder County
Box Elder County is mostly not town. Understanding the difference between the incorporated strip and everything west of it is most of what you need to buy here well.
Read the guide →Buying land in Cache County
Cache Valley is a bowl with a lot of small towns around the edge of it, and land here is mostly a question of which town's rules you are standing in.

Selling ground?
Farm ground marketed as though it were a big residential lot sells to the wrong buyer for the wrong number. Ground presented with the water documented, the lease situation clear, and the production history in hand sells to somebody who understands what they are looking at.
If you have ground you are thinking about, I will walk it with you and give you an honest read on what it is, who the buyer for it is, and what I would do before it goes on the market.

This is general information about how land transactions usually work in Northern Utah, not legal, tax, or engineering advice. Every parcel is different. Confirm the details for a specific property with the county, the water company, the health department, and your own title company and attorney before you rely on any of it.
