About Logan

Logan is the largest market in the two counties I work most, and it is the one where the details inside the city matter most. Utah State University sits on the hill above town and shapes a large part of the local economy. It also shapes the housing question in ways that catch people out: Logan has zoning and licensing rules around rentals, and whether a given property can legally be rented, and to how many people, is a question for the city rather than for the listing agent. If any part of your plan involves renting a property here, confirm it with Logan City before you are under contract, not after.

Logan is also its own school district. The rest of the valley is Cache County School District, but Logan City School District covers the city itself. Buyers get this wrong constantly because the two names sound like the same thing. Boundaries move, so confirm the specific address with the district rather than assuming from the town name.

Geographically the city runs from the valley floor up onto the benches on the east side. Downtown and the older streets around it hold the historic stock, some of it very old and much of it worked on repeatedly. The benches hold newer building and the views. One thing worth knowing before you choose between them: Cache Valley sits in a bowl, and in winter it gets temperature inversions that trap cold air and haze on the valley floor for stretches at a time. It is a well documented seasonal pattern here, and it is part of why some buyers look uphill.

  • US-89 connects Logan south to Brigham City through Sardine Canyon and east through Logan Canyon.
  • Roughly an hour and a half from Salt Lake City.
  • About 45 minutes to an hour from Brigham City, depending on the canyon.
  • Main Street and the US-91 corridor carry most of the through traffic.
  • North Logan, Hyde Park, Providence, and Nibley all sit within minutes.

  • Utah State University is here and is a major part of the local economy.
  • Logan Canyon runs east toward Bear Lake and is a year-round draw.
  • The Cache Valley Center for the Arts and the historic Tabernacle sit downtown.
