The rundown
About Cache County
Cache Valley is a bowl with mountains on both sides and a lot of separate towns around the edge of it. Logan sits in the middle. North of it are Hyde Park, North Logan, Smithfield, Richmond, and Lewiston. South are Providence, Millville, Nibley, Hyrum, and Paradise. West are Wellsville and Mendon, and out on the valley floor are Newton, Clarkston, Amalga, Trenton, and Cornish. Each is its own municipality with its own zoning, its own utilities, and its own answers.
Most of the valley's growth over recent decades has happened in those smaller towns rather than in Logan itself, which means a lot of the newer inventory is in places people outside the valley have never heard of. That is generally good news on price and bad news on assumptions, because the rules are genuinely different from one town to the next.
Two things catch buyers here more than anything else. The first is the school districts: Logan City School District covers the city, and Cache County School District covers the rest of the valley, and the names are close enough that people mix them up constantly. The second is water. The valley has been irrigated for a very long time, and there are numerous separate irrigation companies operating across it rather than one system. Which company serves a parcel, and whether its shares are current and actually conveying, are parcel-by-parcel questions.

Where it is and getting around
- US-91 and US-89 are the main routes in and out of the valley.
- Sardine Canyon connects the valley south toward Brigham City and the Wasatch Front.
- Logan Canyon runs east toward Bear Lake.
- Most of the valley is within about 30 minutes of Logan.
Around the area
- Utah State University in Logan anchors much of the valley's economy.
- Agriculture and food production remain a significant part of the local economy.
- The Wellsville Mountains form the valley's western wall.
- Hyrum State Park, Beaver Mountain, and Cherry Peak are all in the valley or just above it.
- Bear Lake is over the mountains to the east, in Rich County rather than Cache.
