The rundown
About Willard
Willard has the most dramatic setting in the county. The mountains come down hard right behind town and Willard Bay sits just west, so the buildable ground is a narrow band in between. That constraint is the defining feature of the market here. There is not much room, and what there is has been built on in layers over a long time.
The bench above town is where the view lots are, looking west over the bay and the Great Salt Lake beyond it. Those lots carry slope, and slope brings its own questions about drainage, access, and what the driveway does in February. Down along the old highway you get older stock on flatter ground, some of it on old orchard parcels, and the fruit stands that this stretch of US-89 has been known for as long as anyone can remember.
Willard is small enough that months go by with very little on the market. Like Perry, it rewards a standing search rather than occasional checking.

Buying ground around Willard
Water, septic, access, and tax status are each their own question on a parcel, and none of them show up in listing photos. These go through what to confirm.
Building lots, wells, and septic
A lot that is cheap per acre and a lot you can actually build on are two different things. The gap between them is usually utilities, soil, and which office issues the permit.
Water shares and irrigation
On a lot of ground around here, the water matters more than the dirt. It is also the part most likely to be misunderstood in a listing.
